Step 7 to Selling Your Home: Professional Photography

We’re so close to getting your home on the market! Last step is professional photography.  We’ll let you know a few days in advance when the appointment is taking place. The appointment itself will take roughly an hour. You do not need to be home for the appointment.  We pay for the photos; there is no cost to you.

During the photographs, we will likely move a lot of things in your home. We do our very best to put things back where they were, but don’t be surprised if you come home to find a few things out of place. We apologize in advance, but we want your photos to look the absolute best they can look and this often involves moving items to get the best shots.

We often photograph neighborhood amenities, such as parks, playgrounds, pools and clubhouses.  If there is anything in particular you want to make sure we photograph, just let us know.

EXTERIOR OF HOME
√ Close garage doors
√ Remove cars from driveway and front of home
√ Clean up landscaping (cut grass, trim shrubs, clear leaves)
√ Remove empty planters
√ Remove cobwebs from eaves and door frames
√ Remove visible water hoses
√ Remove toys, sporting goods and misc "junk"'
√ Remove trashcans from sight
√ Clean porch, wash chairs and cushions
√ If you have a pool, make it look crystal clear and remove pool equipment

GENERAL INTERIOR
√ Remove personal items and pictures from table tops and hearth
√ Replace all burned out bulbs
√ Put away all pet and children's toys
√ Remove floor mats from all rooms
√ Turn ON all lights
√ Turn OFF all fans
√ Vacuum floor and carpet
√ Remove visible clutter (we mean everything!!)
√ Open shades/blinds/curtains
√ Hide electrical cords and phone charger cords

KITCHEN
√ Clear countertops COMPLETELY
 - No knife blocks, baking supplies, mail, etc
 - No small appliances (coffee pots, toasters, etc)
√ Remove all food from counters
√ Hide all dish towels, sponges
√ Clear outside of fridge of magnets, photos, chip clips√
√ Hide garbage cans in pantry or closet
√ Remove dishes from sink and place in dishwasher

DINING ROOM
√ Clear table, dust and polish the table top
√ Use decorative place settings, if you have them
√ Feature ONE center piece such as a bouquet of flowers
√ Straighten chairs and space them evenly
√ Hide photo frames, clocks and other small items from table surface

LIVING ROOM/FAMILY ROOM
√ Removes stacks of magazines, papers, mail
√ De-clutter fireplace mantel (only 3-5 items, including art)
√ Clean interior of fireplace
√ Fluff and arrange pillows
√ Remove all pet and children's toys
√ Hide photo frames, clocks and other small items from table surface
√ Turn OFF any ceiling fans

ALL BEDROOMS
√ Make bed, including decorative pillows/shams
√ Clear nightstands of all personal items
√ Store away phone chargers and cables
√ Remove all clutter from top of dressers and tables
√ Remove family photos from walls
√ Clean under bed and remove items that may show in photos
√ Remove trash cans
√ Turn ON all lights
√ Turn OFF ceiling fans
√ Put away all clothings and shoes

BATHROOMS
√ Clear countertops completely
 - NO soap, toothbrushes, make-up, medications, etc
√ Clean mirror
√ Put toilet seats down
√ Close closet doors
√ Remove shampoo, soap, loofahs, etc from showers and tubs
√ Remove dirty towels. leave only clean, folded ones
√ Remove floor mats
√ Make sure toilet paper is rolled up
